Creating Place was appointed to prepare feasibility residential development proposals to be considered by Rother District Council for a Strategic Housing Land Availability Assessment (SHLAA) at Robertsbridge, East Sussex.

The primary parcel of land owned by the client with access off George Hill is being considered for 20 dwellings, with a further 20 dwellings being proposed on neighbours land to the west, behind Heathfield Gardens. The site offers access close to the A21 with convenient access by foot to Robertsbridge Town Centre.

The site is visually contained by mature hedgerows and is set approximately 1m below the level of the A21. Land falls away to the north towards an existing former council housing estate. The site lends itself to a SuDs scheme due to its elevated position above the River Darwell and underlaying permeable strata.

The scheme proposes a density of 30 dwellings per ha incorporating open space, local areas for play and a network of footpaths to link to the adjacent housing estate and surrounding landscape. The site is currently unmanaged and overgrown with little ecological value and so the landscape proposals would seek to address this imbalance by significantly enhancing and enriching the local biodiversity of the site.
